O volume de casas e apartamentos vendidos em Maio foi 41,09% menor que o de Abril segundo pesquisa feita com 56 imobili\u00e1rias e corretores de 12 cidades pelo Conselho Regional de Corretores de Im\u00f3veis do Estado de S\u00e3o Paulo (CreciSP).<\/p>\n<p>Foi a primeira vez desde Janeiro que se registraram vendas nessa regi\u00e3o por meio de cartas de cr\u00e9dito de cons\u00f3rcios imobili\u00e1rios, com participa\u00e7\u00e3o de 5,26% no total de unidades vendidas. Os bancos financiaram outras 47,37%, os donos de im\u00f3veis parcelaram o pagamento de 21,05% e 26,32% dessas casas e apartamentos foram compradas com pagamento \u00e0 vista.<\/p>\n<p>\u201cOs cons\u00f3rcios evitaram uma queda maior nas vendas nessa regi\u00e3o, mas seria muito importante para todo o mercado imobili\u00e1rio que a participa\u00e7\u00e3o deles fosse perene e n\u00e3o espor\u00e1dica, como tem sido em todas as regi\u00f5es pesquisadas no Estado\u201d, afirma Jos\u00e9 Augusto Viana Neto, presidente do CreciSP. Ele sempre lembra das vantagens dos cons\u00f3rcios, como a n\u00e3o incid\u00eancia de juros, mas entende que essa participa\u00e7\u00e3o continuar\u00e1 limitada enquanto n\u00e3o houver melhoria na renda das fam\u00edlias.<\/p>\n<p>\u201cN\u00e3o por coincid\u00eancia, agora em Maio, mesmo com a cria\u00e7\u00e3o de 277 mil empregos com carteira assinada, o lado negativo continua pesando pois o sal\u00e1rio m\u00e9dio de admiss\u00e3o registrado pelo Minist\u00e9rio do Trabalho foi de R$ 1.898,02 e \u00e9 0,94% menor que o de Abril\u201d, lembra Viana Neto. \u201cSe depender somente desse sal\u00e1rio, o trabalhador n\u00e3o vai ter condi\u00e7\u00e3o nenhuma de entrar em um cons\u00f3rcio para ter sua casa pr\u00f3pria.\u201d<\/p>\n<p><strong>Mais vendidos at\u00e9 R$ 300 mil<\/strong><\/p>\n<p>A pesquisa do CreciSP registrou em Maio uma redu\u00e7\u00e3o nas faixas de pre\u00e7os dos im\u00f3veis mais vendidos na regi\u00e3o de Jundia\u00ed, que vinha se mantendo em at\u00e9 R$ 400 mil e caiu para R$ 300 mil \u2013 56,25% das casas e apartamentos negociados pelas 56 imobili\u00e1rias e corretores se enquadraram nesses valores m\u00e9dios.<\/p>\n<p>As casas mantiveram a lideran\u00e7a que v\u00eam tendo nas vendas desde Janeiro sobre os apartamentos, somando 60% do total negociado em Maio. Nas 12 cidades pesquisadas, 63,64% dos im\u00f3veis vendidos est\u00e3o em bairros de periferia de 56,25% s\u00e3o do padr\u00e3o construtivo m\u00e9dio.<\/p>\n<p>Os compradores optaram por casas de dois dormit\u00f3rios (40% do total), tr\u00eas (40%) ou quatro (20%), a maioria com duas vagas de garagem (60%) e \u00e1rea \u00fatil variando entre 101 e 200 metros quadrados (50%) e 51 e 100 m2 (30%). Os que adquiriram apartamentos preferiram os de dois dormit\u00f3rios (66,67%), tr\u00eas (16,67%) ou um (16,67%). Todos eles t\u00eam uma \u00fanica vaga de garagem, mas a \u00e1rea \u00fatil varia de 51 a 100 metros quadrados (50%) ou at\u00e9 50 m2 (50%).<\/p>\n<p>\u00a0<\/p>\n<p><strong>\u00a0Loca\u00e7\u00e3o de resid\u00eancias cresce<\/strong><\/p>\n<p><strong>\u00a0 \u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 \u00a024,20% ap\u00f3s 4 meses de queda<\/strong><\/p>\n<p>O mercado de loca\u00e7\u00e3o residencial da regi\u00e3o de Jundia\u00ed interrompeu em Maio um ciclo de quatro meses seguidos de baixa no volume de im\u00f3veis alugados ao registrar em Maio crescimento de 24,20% frente a Abril. O que se manteve inalterado nesses cinco meses foi o aluguel m\u00e9dio da maioria das loca\u00e7\u00f5es contratadas \u2013 52,38% dos novos inquilinos pagar\u00e3o aluguel mensal de at\u00e9 R$ 1.750,00.<\/p>\n<p>Segundo a pesquisa CreciSP, as loca\u00e7\u00f5es se dividiram entre casas e apartamentos (50% cada), com a maioria desses im\u00f3veis localizada em bairros de periferia (59,65%) das 12 cidades e apresentando perfil construtivo m\u00e9dio (52,94%).<\/p>\n<p>A maioria das casas tem tr\u00eas dormit\u00f3rios e \u00e1rea \u00fatil medindo entre 101 e 200 metros quadrados (41,67%) e duas vagas de garagem (33,33%).<\/p>\n<p>Os apartamentos mais alugados foram os de dois dormit\u00f3rios (55,56%), seguidos pelos de tr\u00eas (33,33%) e de um quarto (11,11%) e 77,78% deles t\u00eam \u00e1rea \u00fatil variando entre 51 e 100 metros quadrados e uma vaga de garagem.<\/p>\n<p>\u00a0<\/p>\n<p>A pesquisa CreciSP foi feita nas cidades de Atibaia, Bom Jesus dos Perd\u00f5es, Bragan\u00e7a Paulista, Cabre\u00fava, Campo Limpo Paulista, Itupeva, Jarinu, Jundia\u00ed, Nazar\u00e9 Paulista, Pinhalzinho, Piracaia e
